Greengate Capital Corp. is a mortgage brokerage registered with the Financial Services Regulatory Authority of Ontario (FSRA). We provide mezzanine and senior debt financing for acquisitions, construction and term, both on a conventional and CMHC insured basis.

We are able to provide our clients with access to a broad range of financing options including both conventional financing and, as a CMHC approved mortgage correspondent, CMHC insured financing.

Many of our clients seek capital for the commencement of new construction, bridging through the lease-up period or in arranging longer term takeout financing. In addition to accessing the first mortgage market, we have extensive experience in arranging mezzanine financing for borrowers seeking higher leverage.

We provide financing to a broad range of seniors housing projects throughout the continuum of care. Many of our past clients include seniors condominiums, life lease apartments, independent living, assisted living and long-term care projects.

Balancing our clients’ needs for the appropriate terms and conditions including rate, term, leverage and covenant is an important aspect where we add value. We take considerable time and effort to find the solution for our clients. We are able to access a variety of lending relationships developed over several decades with a solid track record of over $2.75 Billion in seniors housing deals.

About

Douglas R. Shinobu, Managing Director, Principal Broker
Doug brings to the firm his expertise in corporate finance, real estate and healthcare. Doug was a co-founder and Principal of Carlisle Capital Structures Corporation. He joined Carlisle at its inception in 2005 as it grew to become an advisor to an Ontario based Pension Fund. Doug has overseen its growth of senior and mezzanine high yield debt investments through to over $1B, becoming one of Canada’s largest portfolios of seniors’ housing investments. Prior to Carlisle, Doug’s seniors housing background includes executive roles with an operator, advisor to a Provincial association, and lead roles in a public equity transaction. Since 1994 he continues to be active in providing his seniors housing expertise to Federal and Provincial stakeholders as well as industry associations. He was a founding Board Member of Momiji Foundation and continues to serve this community organization.
